The Bournemouth, Christchurch and Poole (BCP) region has a strong property market due to Blue Flag beaches, employment opportunities with international companies and strong transport links to nearby towns and the rest of the UK. But what types of properties will you find across BCP? We’ve discussed the details below.

Studios and flats

There is a thriving flat market in BCP which caters to several sub-markets. Young professionals are young families who often choose to live in local flats close to work and amenities. Flats are also bought by investors who may want to capitalise on local tourism. As one of the leading staycation destinations in the UK, the warmer months attract people from the UK and abroad requiring short-term rentals.

Terraced properties

Poole, Bournemouth and Christchurch are all seaside towns with deep roots in the fishing industry and nautical activities. As is the case with many seaside towns, these towns include lots of terraced housing. Terraced houses in BCP can be either period, often Victorian, or modern new builds. Some terraced properties have been subdivided into downstairs and upstairs flats.

Semi-detached and detached properties

BCP offers a wide range of modern and period semi-detached and detached properties. You’re more likely to find these properties outside the central areas and in certain suburbs.

Some of the most spectacular detached homes can be found in Sandbanks. This area is situated on the coast in Poole. Properties in Sandbanks have sold as high as £13,500,000 and increase the average sale prices in the BCP market.

Student properties

A niche of the property investment market in BCP is dedicated to exclusively catering to the demand for student properties, such as share houses. Bournemouth University is located close to the Bournemouth-Poole border and has around 19,000 students enrolled at any one time. 

This creates a huge demand for houses of multiple occupancy (HMOs) which can offer attractive yields for investors. Winton and Charminster are two of the primary locations where students seek accommodation due to their proximity to campus and town.

It’s estimated that around 400,000 people call either Bournemouth, Christchurch or Poole home, with a further 100,000 in the surrounding areas of Wimborne, Ferndown, Ringwood and New Milton.
